The land comprises 2.946 acres (1.192 hectares) of sloped woodland. The woodland runs between the rear gardens of the properties which front directly onto Dudwell lane and the rail line which sits at the foot of the bank. This rail line serves Halifax and Elland.

On the Calderdale Local Plan, which was adopted on 22nd March 2023, the land is zoned as Open Space, Sport and Recreation Facility.

The land has various Tree Preservation Orders (TPO's), details of which can be found within the legal pack. Planning applications have been granted in the past for felling trees on the land.
